General Maintenance and Building Work

It would be perfect to think that nothing will ever go wrong with your Spanish property, but there is always something that crops up or something you would like to change. Whether it be a plumber, tiler, electrician, carpenter, painter, decorator, handyman or builder, we have reliable contractors ready at hand to help you with any area of property maintenance.

POA

Garden and Pool Maintenance and Landscape Design

We can provide you with general upkeep of your garden, in particular watering, weeding, spraying, pruning, cutting back, tidying of flowerbeds, removal of debris etc...Swimming pools are one of our specialities whether it be just for maintenance or for repair work. On a larger scale we can design complete new gardens and garden features, purchase and provide new plants and trees, install and maintain irrigation systems, tree felling, landscaping and plot clearances.

You can either opt for monthly maintenance or one-off tasks or projects as and when it suits you.

Prices start from: 15E per hour (plus IVA)

Cleaning, Laundry and Changeovers

We will be responsible for ensuring your property is thoroughly cleaned and in order prior to the arrival of yourself, tenants or guests. Even minor issues such as light bulbs not working or incomplete cutlery or crockery will be dealt with promptly.

Standard Changeover

*clean kitchen, bathrooms, bedrooms, toilets, floors, surfaces, balconies

*check all lights / gas bottles

*clean fridge / oven

*remove any left-over items of food and drink

*check terrace and any outside furniture is clean and free of damage

*change bedlinen and towels

*report any damage

*leave our contact details for any issues your guests may have

We will use our own cleaning supplies. Prices include the washing of bedlinen and towels and are based on owners providing at least 2-3 sets.

Prices (plus IVA)

Pre-arrival & Departure: 12.50E per hour

Mid-week Maid Service: 12.50E per hour

Spring Clean: 12.50E per hour

(recommended 6 monthly if property is left vacant)

Property Management Contracts

This is a comprehensive package designed to give you peace of mind that there is someone being your eyes and ears at your property when you are away and includes weekly inspection visits to properties when accessible.

Includes:

*keyholding (keys always kept in safe)

*mail collection, sorting and forwarding (at prevailing rate)

*entering property on given timescale (generally weekly)

*airing whole property

*running taps, flushing toilets, checking boilers

*checking for signs of damp and pest infestation

*additional checks made after severe weather conditions, e.g. heavy rain, storms, wind

*any issues will be raised and quotes provided for any necessary action. Upon acceptance of quotes, appointments for work to be carried out will be arranged and overseen.

*short and long term letting service including preparation of lease agreements

*dealing directly with tenants and owners queries

*monthly service report to be sent via email direct to client or more often if matter is urgent.

Price: From 1,092.00E per annum (payable twice yearly in advance plus IVA)

Please note: 

- Any properties exceeding 100m2 floor size will be quoted for upon viewing.

- Additional time spent dealing directly with administrative issues such as liaising with insurance companies, accountants, solicitors etc... will be billed for separately.

- Funds must be made available to cover the cost of any large repairs or replacement of expensive items (a new boiler for example) 

Inventory

Should you decide to let your property out, we will complete a full inventory for you, so that you know exactly what you have in your property along with a description of the condition of items.

Price: 30E (plus IVA)

Keyholding

This enables you to arrange for tradesman visits or deliveries, property cleans, visitor arrivals and such like in your absence. We will hold 2 sets of your property keys in our safe, which will only be made available with the owner's consent.

By taking advantage of this service, you will cut down on the possibility of needing a locksmith should you or your tenants or guests mislay keys.

Price: 30E per month (plus IVA)

This service is included in the annual property management contracts and regular cleaning contracts.

Mail Collection and Forwarding

There is nothing worse than having to deal with a build-up of post when arriving at your home abroad, only to find there have been unpaid bills sat there for the last 6 months.

Let Almerimax Servicios take care of that for you, checking for likely bills, statements, property taxes and such, ensuring all are in order and then forwarding on anything else to you at your home address, or simply keeping them safe until your next visit.

Price: 20E per month (plus IVA). Forwarded mail will be charged at prevailing rate ie cost price.

Please note: Only available to customers either taking advantage of the keyholding service or with an annual property management contract. It is included in the annual property management contracts.

Administration Duties

We cover all aspects of paperwork ranging from paying bills and liaising with utility companies, community issues and bank accounts to dealing with insurance policies and claims, tax returns, leases and sales agreements in addition to working with accountants and solicitors on behalf of our clients.

Call-out Service

We can provide a call-out service for such things as tradesman appointments, deliveries, emergency access etc...

Prices (plus IVA):-

*Mon - Fri 9am - 7pm and Sat 9am - 2pm 25E

*Mon - Sat 7pm - 9am and all day Sun 40E

Prices are based on a waiting time of 1 hour. Extra time will be charged at 15E plus IVA per hour or part hour (over 30 minutes).
